The initial consult is free of charge. This helps us understand the clients vision and goals.  We use this time to see if we are the right fit for the project.  After this initial discussion, 1 Line Design will give you a proposal for services.

Phase 1: Pre-Design

Pre-Design is the next step in the process.  At this stage, we come to your house to measure the existing conditions, if needed.  We will come back to our office and document the building onto our software.  We will be creating a 3D model of the existing building. We also do a zoning analysis to see the constraints allowed by the municipality. We typically like to meet, virtually or physically, at this point, to discuss these constraints and your program.  We will do adjacency sketches of the program elements so we have a mutual understanding of layout.

Phase 2: Schematic Design

Schematic Design is the design process that includes floor plans.  We will work together to critically think about all building relationships.  This is a flexible process that morphs into the desired floor plan.  You will receive floor plans with actual dimensions and conceptual furniture design.  This stage also includes area (square footage) plans and placing the footprint on the site for context.

Phase 3: Design Development

Design Development is an exciting part of the process.  Here, we take the approved floor plan and begin the exterior massing and design.  We create a 3D model that shows proportion, texture, materials, windows, roof etc.  We also deliver 2D elevations for review.  At this stage, it is helpful to have a topographic study to incorporate with our models so we can study how the land encompasses the building. 

Phase 4: Construction Documentation

During Construction Documentation, we take the approved plans and exterior and complete the construction drawings and specifications.  At this stage, we finalize interior materials, lighting, electric, structure and the schedules and details necessary for bidding and negotiating and/or going to the municipality for permitting.  Our services include options for our assistance and expertise in getting through these phases.

Interior Design/ 3D Services

Interior Design and 3D services are offered with 1 Line Design. We do not just offer architectural services but can help you with visualizing other aspects of the built environment. Please inquire for services such as millwork design, tile layouts, 3D hardscape, 3D floor plans for real estate marketing, concept design and visual aids, etc.
